Dating from the 13th century, the private country estate of the Fattoria Santo Stefa! no is set amongst a sweeping landscape of gentle hills and valleys in a little known area of northern Tuscany, yet less than an hour from the historic centres of Florence, Pisa, Lucca and Siena. The Fattoria covers over 1000 acres of rolling countryside, lakes, woodlands, cornfields, olive groves, vineyards - even a wildlife reserve. At its centre is the hamlet of Santo Stefano with the remains of an old castle and church with its Etruscan tombs and cellars which remains in use today. A number of the former farmhouses and agricultural buildings have been carefully restored by local craftsmen to offer modern holiday accommodation with all the facilities demanded by the 21st century holidaymaker, but with the charm of a classic Tuscan estate.
Set in an elevated position on the very edge of the wildlife reserve, La Piaggetta is a stunning property set in carefully landscaped gardens with generous lawns and with flowering and Mediterranean borders. Wonderfully light and airy, the villa is furnished with contemporary flair, incorporating interiors that have been inspired by an Etruscan theme.
Sculpted into the landscape, the vast infinity, south facing pool follows the contours of the hillside with views on all sides which are simply quite breathtaking. Flag-stoned courtyards surround the villa and the shady Tuscan stone loggia takes in both sunrise and sunset.
The ground floor of the villa is air-conditioned and accommodates up to 10 people in 5 twin or double bedrooms each with an en-suite shower room. The large central open-plan living room is comfortably furnished and has cool tiled floors which contrast with the traditional beamed ceilings and the pastel coloured walls. There is a feature fireplace and glass doors that open on to a large patio area and the gardens. The kitchen is modern in style and well equipped with a 6 ring gas hob, electric oven, fridge/freezer, microwave, and dishwasher.
Upstairs, the villa has two self-contained air-conditioned three bedroom apartment suites sleeping up to 6, each of which has an independent outside access which makes them ideal for families or parties wanting to be a part of a larger group, but wishing to retain some independence and privacy. Each suite has three bedrooms and three en-suite shower rooms and a living room with separate sitting and dining areas and a fully equipped corner kitchen.
A former hay barn now offers a superbly appointed garden room, The Cottage - perfect for sitting, reading, dining or simply relaxing. Set apart from the main villa, The Cottage comprises a spacious sitting and dining area which is also suitable for celebrations, receptions, meetings, or yoga or gym activities. The Cottage has French windows on three sides, thus guaranteeing superb views. There is both heating and air-conditioning, a large feature fireplace, a guest bathroom and wifi access.
The large furnished terraced areas beside the villa face south and are a perfect space to soak up the Tuscan sun, to relax with a cool drink or to enjoy a long leisurely lunch or dinner. The immense infinity irregular shaped swimming pool sits amongst the sun terraces and there are views over the surrounding rolling countryside. Beside the pool steps lead down to a large loggia furnished with cushioned wrought iron sun beds, deckchairs and sun umbrellas. Extending away from the terraces, also facing south, is an area of flat lawn. There is a portable barbecue and even a pizza oven if you want to create your own specialities. All of the exterior areas around pool, loggia and garden are illuminated at night.
